The 521 Corporate Center is a Class A office park located on the South Carolina – North Carolina state line and just minutes from Charlotte Douglas Airport and downtown Charlotte.  The 521 Corporate Center has over 100 acres of available property and has two multi-tenant office buildings that are perfect for small to medium sized companies.  Other tenants in the park include the headquarters for Sharonview Credit Union and Avelo Mortgage. 

 

Bailes Ridge Business Park is a beautiful new 250-acre Class A office park on SC Highway 160 and just 20 minutes from downtown Charlotte and Charlotte Douglas Airport.  Fully amenitized, including a nature trail, this park promises to be one of the top business locations in the Charlotte Region.  Honeywell’s Hand Held Products division is here as well as an office location for Jeld-Wen Doors and Windows.

Workers are streaming to the Charlotte metro area—the population increased by 24% from 2000 to 2007 and now stands at more than 1.6 million. In fact, Northern Lancaster’s population has grown from 7,000 in the year 2000 to more than 19,000 today. For most people living in South Charlotte, the commute to Northern Lancaster is 15 minutes or less. And, more than 10,000 residents commute to jobs out of the county. The region’s population is educated at levels that beat the national average—for those 25 and over, 59% have had some education beyond high school; 30% have earned a bachelor’s degree or higher. The population of Mecklenburg County has even higher levels of education attainment than the Charlotte metro region—almost 40% of people aged 25 and older have earned a bachelor’s degree or higher.

 

Lancaster County is also home to USC Lancaster, one of the five regional campuses of the University of South Carolina. Business Climate

Lancaster County and the State of South Carolina offer a comprehensive package of incentives, and the corporate income tax rate of 5% is among the lowest in the Southeast. There is no state property tax or local income tax and no inventory, wholesale, or unitary tax on worldwide profits. Discretionary incentives could offset corporate income tax and land and building costs, or rebate a percentage of payroll taxes.
